    The Ad Review Process
    Ads that show up on are reviewed to make sure they meet our Advertising Policies. Below are three of the most common reasons why ads don't pass our review.
    1 No Watermarks Allowed On Photos Or Ads:
    Ads may not include images or content with watermarks. This guideline applies to all ads.
    2 Failures To Provide Complete Account Details:
    Your personal details with should include your complete address. This is because you are listing real estate, which may be the subject of the Housing and Land Use Regulatory Board (HLURB) regulations. In case of any question on the content of your ads, you should have complete account details and a complete address where we can contact you.
    3 Failures To Provide Complete Address Details:
    All property listing ads must contain the full address (please note: you could choose to hide the address when publishing) of the property advertised for sale or for rent so that the property can be located accurately on the site. The website requires the complete address so that the property shows up on a street level search. An incomplete address will mean that the property advertised for sale or rent will not show up on a refined search at the Barangay or street level and might only be visible on city level search.
    Overview of Free Listings, Paid Listings, Subscriptions, Home Page sponsorship And Banner advertising.
    1. Listing ads apply to paid premium ads, rush ads, premium and rush ads, as wells as free listings.
    2. Free listings are limited to Ten (20). The number of free listings are subject to change without prior notice.
    3. does not service or filter phone or email inquiries. All email inquiries go directly to the advertisers email address; all phone inquiries are directed to the advertiser's phone number. RealEstate.PH does not save the users phone numbers who call advertisers.
    4. does not earn commissions nor ask to share the commissions from any sale made from the RealEstate.PH website.
    5. is not involved in any type of brokering.
    6. is not a property developer.
    7. is a media and advertising platform for the real estate industry.
    8. has the option, but not the obligation, to correct patent errors to entries. An example of a patent error is a written description that advertises a 2 bedroom condominium but the number of bedrooms is left blank on the RealEstate.PH advertising form.
    9. Advertisers are responsible for understanding and complying with all applicable laws and regulations. Failure to comply may result in a variety of consequences, including the cancellation of ads you have placed and termination of your account.
    10. When you post photos, content or data on RealEstate.PH, you hereby grant the right to use those photos, content or data.
    11. Once you post an ad, you can uploaded and change the photos and you can update the sales price, however you cannot change the address, and you cannot changes the property details (e.g., 2 bedroom 70sqm, 1 bathroom condominium unit). However, you can change the written description of the property listings.
    12. We reserve the right to reject, approve or remove any ad for any reason, in our sole discretion, including ads that negatively affect our relationship with our users or that promote content, services, or activities, that are contrary to law, morals or public policy.
    13. Updating your listings will result in a boost of your ad to the top, but will follow our random prioritization algorithms. Premium ads, will be at the top of all search results in a City level. If there are a lot of premium ads in a City level, it will refine so your ad would show up on the Barangay or local areas of your listings address.  
    14. does not show listings that are not relevant to an area as all listings are geographically bound. 
    15. has a no refund policy. If you have a 1 year subscription, but you do not use the whole 1 year subscription, your unused subscriptions will expire at the end of your 1 year and you will not be entitled to a refund for the months when you did not use your subscription.
    16. makes no guarantee of ad performance.
    17. Subscription Ads are those with automatic monthly or yearly subscriptions.
    18. Advertisers with 1 year contracts are entitled to 5 premium ads every month. If they pull down a live ad, this is considered 1 full ad and will be counted as a used ad from their total subscription.
    19. When you have 5 Premium ads on a yearly subscription, you can only list 1 property per Premium listings per month. The following month, you can change it to another property listing or it will automatically roll over, or it will expired in one month and you will have to upload a new ad. If you do not use these Premium ads, they will roll over to the next month and compound. All Premium ads will expire at the end of the subscription year.
    20. A Banner Ads have a link directly to the advertiser's pop up website for banner ads of general advertisers. Banner Ads of property developers have a link directly to their listing page on the website. From the property developer's listing page, there can be a link directly to their website.
    21. Heavy images will be deleted so as not to affect the load time and performance of the website.
    22. Once banner creative material are submitted to, that material is final and cannot be taken down once the banner is live. If the advertiser wants the banner taken down, they still need to pay the full number of days for the banner ad that was taken down. In case the advertiser wants to substitute a new ad for the banner that was taken down, the advertiser needs to also pay for the second banner.
    23. does not allow multiple listings on its website. Therefore, if a property developer directly advertises with RealEstate.PH, individual agent advertisements for that property development will be removed and in this instance only, the individual agents will be entitled to a pro-rata refund for their unused subscription because their advertisements were removed.
    The Certified Badge And Search API
    1. Certified badge is a back link. It is the logo that placed on a brokers website, with a link directly to the RealEstate.PH website, and would open up to the listings of that broker only.
    2. The “Search API”, is the search tool bar, located on the homepage. This search tool bar can be put on a broker's website, in your own logo, to search only your own listings. At the bottom of this Search API, has a back link with the message “Powered by”. When someone clicks that back link, it will then go to the website. As for the Search API, it will be located on the broker website, and a visitor to the broker's website will enjoy search tool power, on other sites, not just
    Posting Of Paid Advertising Subscriptions
    Users who avail of paid advertising subscriptions have the option to upload their listings themselves, or have a limited number of listings uploaded by the listings team for them.
    If a subscriber opts for his/her listings to be uploaded by the listings team, they agree that it will take anywhere from 1 to 4 weeks before the said listings are upload by uploading services are free and optional, however, makes no guarantee when a listing will be uploaded. In the event that the listings team takes more than 1 month to upload the subscriber's listings, the start date of a subscriber will be moved back by one month, when the delay to upload a listing is solely attributable to
    However, if a paid subscriber does not provide RealEstate.PH with listing to be uploaded and does not upload any listings themselves, for say 1 or 2 months, will not move the subscription date back a few months. Once the subscription date is started, it is up to the subscriber to use it from the start date of the subscription. Should Not Appear as a Broker or Agent on Ads is an online portal, not a real estate company, and does not perform real estate transactions. For this reason, does not act as, and should not appear in your Ads as acting as, a real estate agent or broker for you or any other user. does not sell, buy, or negotiate the purchase, sale, or exchange of real property. Further, does not lease or rent, offer to lease or rent, or negotiate the lease of real property or otherwise aid or assist in the lease of real property. Specifically:
    1. Ads must not imply a endorsement or partnership of any kind defined under Philippine Civil Laws.
    2. All ads must not use our copyrights, trademarks, or any confusingly similar marks, without our prior written permission.
    Prohibited Content
    Ads must not constitute, facilitate, or promote illegal services or activities. These include ad content that are deceptive, false, or misleading, including deceptive claims, offers, or business practices.
    Payments, Taxes, And Refund Policy
    Payments for ads, special features, or subscriptions can only be by bank deposit, credit card, auto debit, or post dated checks. In case of bounced checks, you shall be liable to for the amount of the bounced check plus a Five Percent (5%) monthly penalty until the amount is fully paid.
    You agree that you will pay for all advertising subscriptions and services you purchase with, and that may charge your payment method for any purchases and for any additional amounts (including any taxes, banking fees, merchant fees and late fees, as applicable) that may be accrued by or in connection with your account. You are responsible for the timely payment of all fees and for providing with a valid payment method for payment of all fees.
    Your total price will include the price of the advertising service plus any applicable Value Added Tax (VAT), merchant fees or banking charges. Additional fees, such as credit card fees, may apply.
    All Sales Are Final
    Prices for services offered on may change at any time, and RealEstate.PH does not provide price protection or refunds in the event of a price reduction or promotional offering.
    If you fail to comply with any of the provisions of this Agreement, or in case of fraudulent posts,, may: (i) terminate this Agreement and/or your account, and you will remain liable for all amounts due under your account up to and including the date of termination; and/or (ii) remove access to your account. In case of termination of your account because you failed to comply with this Agreement, or in case you posted fraudulent posts, you shall not be entitled to a refund of any paid advertising service from RealEstate.PH. reserves the right to modify, suspend, or discontinue the service (or any part thereof) at any time. Posting of a general notice on the RealEstate.PH website shall be considered as notice to you and all users, and RealEstate.PH will not be liable to you or to any third party should it exercise this right.
    Disclaimer Of Warranties; Liability Limitation does not guarantee, represent, or warrant that your use of the website will be uninterrupted or error-free, and you agree that from time to time may change, modify, alter, remove content, or suspend the operation of the website, and/or any of its advertising services, without notice to you.
    You expressly agree that your use of, or inability to use, the website is at your sole risk.
    In no case shall, its directors, officers, employees, affiliates, agents, contractors, or licensors be liable for any direct, indirect, incidental, punitive, special, or consequential damages arising from your use of the website or any of its services or for any other claim related in any way to your use of the website, including, but not limited to, any errors or omissions in any content, or any loss or damage of any kind incurred as a result of the use of any content (or product) posted, transmitted, or otherwise made available on the website.
    Waiver And Indemnity
    By using the website, you agree, to the extent permitted by law, to indemnify and hold, its directors, officers, employees, affiliates, agents, contractors, and licensors harmless with respect to any claims arising out of your breach of this agreement, your use of any service, or any action taken by as part of its investigation of a suspected violation of this agreement or as a result of its finding or decision that a violation of this agreement has occurred. This means that you cannot sue or recover any damages from, its directors, officers, employees, affiliates, agents, contractors, and licensors as a result of its decision to remove or refuse to process any information or content, to warn you, to suspend or terminate your access to any service, or to take any other action during the investigation of a suspected violation or as a result of conclusion that a violation of this agreement has occurred. This waiver and indemnity provision applies to all violations described in or contemplated by this agreement.
    Force Majeure shall not be liable for loss or damage or deemed to be in breach of its obligations if its failure to perform its obligations results from: (1) acts of God; (2) fires, strikes, war, or riot; (3) typhoons or earthquakes; (4) governmental restrictions (including delay in, or rejection of, the issuance of permits or approvals); (5) changes of law that affect business; or any other similar event or cause.
    Changes reserves the right at any time to modify this Agreement and to impose new or additional terms or conditions on your use of the website and/or its services. Such modifications and additional terms and conditions will be effective immediately and incorporated into this Agreement. Your continued use of the website will be deemed acceptance thereof.
    This Agreement constitutes the entire agreement between you and and governs your use of advertising services, superseding any prior agreements between you and If any part of this Agreement is held invalid or unenforceable, that portion shall be construed in a manner consistent with applicable law to reflect, as nearly as possible, the original intentions of the parties, and the remaining portions shall remain in full force and effect. failure to enforce any right or provisions in this Agreement will not constitute a waiver of such or any other provision. will not be responsible for failures to fulfill any obligations due to causes beyond its control.
    Your use of advertising products and services is part of Terms and Conditions of Use and Privacy Policy, and subject to those terms.
    These policies are subject to change at any time. Any change in these policies will be published on the website, and your continued use of the website shall be deemed as your acceptance to any new policies.
